We Buy Self StorageSeedhouse Capital

Idaho self storage owners

Selling a self storage facility in Idaho.

Idaho has had ten years of people arriving, and storage demand followed them. Some of that has already been built for and some of it has not, and the difference varies enormously from one town to the next.

For an owner that cuts both ways. If new supply has landed near you, waiting is not free. If it has not, your facility may be worth noticeably more than you think. Either way the answer is knowable, and it is in the report we will send you.

No commission. Cash or seller financing, your choice. Sixty days to close, no bank involved. And you deal with me, start to finish.

Rather just call?

Fifteen minutes on the phone will tell you more than any page will. I answer it myself.

What we look for in Idaho

Small, independent, and run the old way.

Growth that arrived unevenly

Ada and Canyon counties are a different market from Cassia or Bingham. We underwrite them separately and we will tell you which one you are in.

New supply matters here

If somebody is building two miles from you, that changes your value and your timing. You should know before a buyer does.

Older facilities near new rooftops

A 1990s drive up facility with houses that were not there ten years ago now sitting around it is the most interesting thing in the state to us.

Towns we are actively looking in across Idaho, though this is not the whole list. If yours is not here, ask anyway.

  • Twin Falls
  • Pocatello
  • Idaho Falls
  • Burley
  • Nampa
  • Caldwell
  • Blackfoot
  • Rexburg
  • Lewiston
  • Mountain Home
  • Jerome
  • Preston

If any of this describes your facility, we would like to talk.

None of it is a criticism. A place that has been run simply for a long time is usually a well built one. It just means some of the value is in what it could do rather than only what it does now.

  • Rents that have not moved in several years
  • No website, or no way for a tenant to rent online
  • Checks in the mail or in a drop box
  • No tenant insurance program and no meaningful late fees
  • A gate or lock system that is past due
  • You are handling the calls yourself, including the weekend ones

A real value range and a market report for your county, in writing, within two business days. No cost, no obligation, and no listing agreement anywhere in it.

The space inside the units added up, not the size of the lot. A rough number is fine.

Every door, rented or not, including any outdoor parking spaces.

If it is easier, tell us roughly how many sit empty and we will work it out.

Or skip the form and call me directly at (970) 875-0088. I answer my own phone.
You can also pick a time on my calendar and I will call you then.
