What is your self storage facility worth?
Two ways to find out. The quick one is right below and takes twenty seconds. The real one takes us about two business days and comes to you in writing, with a market report for your county and the arithmetic laid out so you can check it yourself.
Both are free. Neither obligates you to anything. We are not brokers, so there is no listing agreement anywhere in this.
Rough estimate, twenty seconds
A ballpark number, right now.
Three numbers off the top of your head. Nothing is sent anywhere and nobody is contacted. This is the same arithmetic a buyer does on the back of an envelope before they ever call you.
Send us your facility and we will do the real one
This takes about ninety seconds. You do not need your books in front of you. If you are not sure about a number, guess, or pick not sure, and we will sort it out on the phone.
What actually arrives
What we send you, and what it costs.
Nothing. It costs nothing. This is the work a broker does only after you have signed with them, and we do it up front because we would rather you know your number than guess at it.
A written value range
A low and a high, with the income, expenses and return assumptions we used to get there. If we are wrong about a number, you will be able to see exactly which one and tell us.
A market report for your county
Ten years of population and household income, how much storage square footage exists per person near you, and what the facilities within three miles are charging for a ten by ten right now.
Both ways of getting paid
One page showing a lump sum at closing next to monthly payments over time, with what each would actually put in your pocket. Your accountant can pick it apart, and should.
One more thing, since you are here.
If somebody told you a number two years ago, whether that was a broker or an appraiser, it was calculated in a different interest rate environment than the one we are in now. It is not that they were wrong. It is that money cost about half of what it costs today, and the price a buyer can pay moves with that.
I am not telling you that to talk your price down. I am telling you because it is the single most common reason a conversation between an owner and a buyer goes nowhere, and you deserve to know which number you are holding before you make a decision with it.
Or skip all of it and just call me.
Most owners would rather ask their questions out loud. That is completely fine and it is usually faster.
